| Holiday Party - Dec. 8, 2021 |
The Clubhouse was filled with Holiday Tunes, Munchies, and Good Cheer. It was the 2021 Holiday Party. Everyone brought an Appetizer to share - Homemade Cookies, Meat & Cheese Platters, Chips and Dips, Veggies to nosh, and Jellies to spread on a host of crackers - And, of course, their favorite beverage.
And there was BINGO...
Five games, Five great prizes, and Five happy winners: Renee S., Dino M., Laura B.,
Shirly L., and Tim S.
If you weren't there, you missed a really fun time. If you were, what can I say? It was a "do" that will be remembered for a long time.

Reminders from your Board... At all of their regular
monthly meeting the Board addresses items brought to their attention by our Owners.
Here is a brief review of some of those issues from past meetings...
QUESTION & PROBLEMS
Please remember that you should call
Dave Brown (419 537-1090 Ext 15)
with any questions, Clubhouse reservations, or to report any problems or Maintenance
issues. While Board members are more than willing to assist you with these things, they
only relay the information to Dave who is the contact person for all such things.
The most reliable means to get in touch with Dave is to send an
EMAIL to dave.brown@seawayasset.com.
OWNERS' HANDBOOK
You will find all sorts of useful information in your Owners'
Handbook including a copy of our Official Documents and By-Laws. If you didn't
receive it from the Seller when you bought your Condo or you've misplaced it, you can
read and download a copy of the Handbook on our website. Click HERE for a
copy.
MONTHLY GET-TOGETHERS
On the 1st Friday of each month, we hold a MINI-SOCIAL HOUR
in the Clubhouse. EVERYONE is invited to attend. It's BYOB plus an
appetizer to share and begins at 5:30 PM. It's informal and a chance to
catch-up with your neighbors. (Please Note: COVID restrictions may alter or cancel
these friendly get-togethers.)
SMOKE & CO DETECTORS
As most of these Condos were built 15+ years ago, the
original Smoke Detectors in your Condo will be well beyond their rated 10 year lifespan
and should be replaced. While you're at it, you may wish to add a Carbon
Monoxide (CO) Detector as well.
There's good news... The Sylvania Fire Department will
INSTALL them for you for FREE. You have to purchase them but they will bring
ladders and replace the old detectors for you. Call their non-emergency number for
an appointment at (419) 882-7676.
Even better news... The newest Smoke Detectors now come with plug-in
wiring that makes installation quick and easy PLUS a 10 year Lithium Ion Battery that won't need to
be replaced annually.
CONDO INSURANCE
The Board wants every Owner to make sure you have "Condo"
Insurance on your unit, not just "Renter's" Insurance. There is a
difference which can be significant ($$$) in the event of a loss. If you're not
sure, contact your agent. Better safe than sorry. Another point to talk to your
agent about is... Be Sure your policy covers "ALL LOSSES" not just "Listed
or Specified Losses." Again, the difference can be dramatic. Lastly, if
you are a DOG OWNER, be sure your policy covers you in the event that "Fluffy"
attacks someone or another pet. Most policies DO cover such liability but some only
cover it ONCE. A second event won't be covered. Please check with your
agent to see if your are covered.
WINDOW REPLACEMENTS
A number of our Owners have replaced their original windows over the
past years. Please remember a couple of things BEFORE you sign a contract to have
some or all of your windows replaced.
You MUST receive written permission from the Board PRIOR to
work being done. (An application form is located in the back of your Owners'
Handbook.)
The replacement windows must LOOK essentially the same as the
original windows. Replacements must be of the same TYPE of window. (i.e. -
Casements must replace Casements; Double Hung must replace Double Hung; and all Mullions
must have the same appearance as the originals.)
As the owner, you (and all successive owners) will be responsible
for all maintenance and any damage to either the exterior or interior of the Condo caused
by the replacement windows. This includes any water intrusion through or around the new
windows and their trim. It is paramount that you ensure a proper installation with
adequate weatherproofing and that your contractor is Bonded and Insured.
POOL NEWS
We anticipate opening the Pool again this year, weather permitting,
around Mid-May.
Over the years the red brick cove moulding and the top row of wall
tiles have deteriorated. We will replace these items BEFORE
the opening of the Pool so that it will be ready when weather permits. A contract
has been let with C & C Pools
Please wait for our announcement of the Official Opening of the Pool.
The gates may be unlocked for the workers to have access but the Pool and the
surrounding Patio are not to be used during construction.
A Reminder: Our Pool is exclusively for the use of our
Owners and their Guests. We will be strictly enforcing our rules and
anyone not observing our rules will be asked to leave. Repeated
offenses will result in suspension of the Owner's Pool use for an entire year.
Remember... Guests must be accompanied by an Owner at all times.
EXERCISE FACILITY
To access the Exercise Room, you will need your six digit Entry Code
which may be obtained from Dave Brown (419 537-1090 Ext 15). He can also
refresh your memory if you have forgotten your assigned code.
Please be sure to wipe
down ALL equipment after use and turn off the lights and fan when you are the last one
to leave. Remember, our Clubhouse and its
facilities are for the exclusive use of our Owners and their guests who must be
accompanied by an Owner at all times.
CLUBHOUSE RENTALS
All rentals must go through our Property Manager, Dave Brown
(419 537-1090 Ext 15) to secure a date for renting the Clubhouse. A reservation for
a specific date will ONLY be official when Dave receives a check for your Rental Fee
($125) and Security Deposit ($200) along with a completed Rental
Form.
The Clubhouse will be inspected by
the HOA PRIOR to the date of the rental and cleaned if needed. The Clubhouse must now be
vacated by 2:00 AM of the day following the rental and must be clean and neat with
all trash removed and furniture replaced to their original positions. If additional
time is required for clean up, the Renter may request permission to finish no later than
Noon of the day following the Rental.
A Post-rental inspection will be made by the Association and the
cost of any Cleaning or Maintenance performed will be the Renter's
responsibility.

EAVE HEATER WIRING
Approximately 22 of our Condo Units have Heater Wires on the eaves
to prevent Ice Dams during snow melting. These also help to prevent the formation
of icicles on your gutters.
This wiring was installed by the original building contractor and is
the property and responsibility of each Condo owner for its maintenance and function just
as any other electrical wiring that serves a single unit.
A typical installation has the wires plugging into an outdoor
temperature controller and a GFI electrical outlet. The controller turns the heat
on and off depending on the outside air temperature while the GFI outlet protects against
short circuits and is used in the off-season to turn the unit off.
In the past, as a courtesy, your HOA has gone around at the start of
each winter and turned the units on. This year, the snow storm caught us off guard
and we didn't get them turned on for you before they were needed.
Just remember that this wiring belongs to the individual
Condo. If you want one installed, you will have to contact a Certified Electrician
to install the GFI outlet and place the wiring on the roof. The typical cost of the
wire and a controller is about $200.00 PLUS the cost of installation labor. Those
above your garage door and your front door are two separate installations. So costs
could be doubled.
LOW WATER FLOW
We have repeatedly been asked about LOW WATER PRESSURE in many
Condos. We have tested the PRESSURE in our Condos and found it to be set to 40 PSI
which is the recommended pressure for Residential Water Supplies.
The problem is NOT pressure. It is FLOW. Low FLOW is caused by blockages
in the faucets and/or pipes leading to the faucet. Cleaning the aerator screen on a
faucet may cure the problem. If not, you may need to call in a plumber to clear
blockages in your shut-off valves or piping.
Also remember that sediment collecting in your Hot Water Tank may
dislodge and cause blockage in your hot water lines. Most of the Hot Water Tanks in
the complex (if original) are at least 12 years old and are rapidly approaching their End
of Life.
Again, the plumbing (both Supply and Waste Water) which serves a
single unit belongs to and is the responsibility of that Condo owner. You need to
contact a Plumber to fix any flow problems.
LANDSCAPING
 Again this year we will be working to improve the over-all look and
condition of the Commons Areas around the Complex.
As the season gets underway we will be replacing dead or dying
Spirea shrubs. Some will be replaced. Others will be eliminated and the bed planted
with grass to make mowing easier. In some cases, beds on the Commons Area side of
sidewalks will be eliminated. All questions and Comments about this should be addressed

TRASH CANS & RECYCLABLES
Please DO NOT put your Trash Cans to the curb BEFORE 5:00 PM on
Tuesday for a scheduled Wednesday Pick Up. Email reminders will be sent when
Holidays change the schedule.
Recyclables are collected every other Wednesday. There will be a
schedule posted on the Mailboxes for all of 2022.

Wow! One day its beautiful outside with temps in the 50's & 60's.
The next thing you know, it's SUB-ZERO, snowing and you start to think it's too late to get ready for Winter.
It's never too late. Here are some things to do to keep out of trouble...
As temps drop, watch out for ICE on your walk, patio and driveway. It can look wet but actually be BLACK ICE
which is very slippery and dangerous. The most common cause of accidents in the home is Falling. Use the
De-Icing material that was supplied to each unit last week. Throw it down from your hand in the same way
an old time Farmer would have sown seeds in a field. Also watch out for icicles hanging from gutters.
Without getting too close, knock off the bigger ones with a shovel or broom handle. BE CAREFUL
Don't stand directly underneath when knocking them down. Remember... The big ones are HEAVY and pointed.
They can hurt you when they fall.
The single biggest and most costly problem is FROZEN PIPES. Here is where an ounce of prevention is worth
many pounds of costly cures.
First, figure out which pipes are located in OUTSIDE WALLS. In most of our Units, all but a very few pipes
are safely routed through interior walls and are not susceptible to freezing unless you lose heat in your home.
But almost all of us have at least a few pipes inside the wall between our Bath and the Garage. THESE
pipes could freeze in very cold weather, especially if you are in the habit of leaving your Garage Door open for long periods
or over-night. NEVER leave your Garage Door open for any time except that which is necessary to move a car or
enter/exit the Garage.
Next, open the cabinets in your Bath to expose the plumbing under the sink to the warm air in the house.
Then you can turn on the sink faucet to allow a very SLOW DRIP.
All it takes is a
few drops per minute. Crack open BOTH the Cold and Hot valves so that both lines are flowing at a drip - drip
pace. If you have a single handle faucet which controls Hot and Cold, leave the faucet lever in the centered
position. The key here is that a small amount of water moving through a water line will prevent it from freezing
as moving water (even at a very slow rate) will bring warmth into the cold region and slow or prevent freezing.
The next thing to check is the Hose Connection to your home. Most of us have it INSIDE our Garages
where they are less likely to suffer damage from the cold but...
DISCONNECT & DRAIN THE HOSE!
A hose filled with water will freeze. That will cause the hose to burst now and be useless next Summer.
If you
have a faucet OUTSIDE your Garage (there are a few), you should take special precautions to prevent it from
freezing.
INSTALL AN INSULATED DOME COVER as shown to the right.
These are available at any local Home Center Store for around $2.00 and can save you real heartache if the faucet
should freeze, burst or fail. They simply hook on to the faucet with a zip tie and take about a minute to install.
We recommend these for ALL outside faucets, even those located inside your garage. They're too cheap not to use.
If your pipes DO freeze, here are five things YOU SHOULD DO...
- Keep open the faucet that the frozen pipe supplies. As the frozen area starts to melt, water will
flow and running water will help melt ice in the pipe.
- Apply heat to frozen area using an electric heating pad wrapped around the pipe, an electric hair dryer or
towels warmed in your clothes dryer or soaked in hot water.
- Use a portable space heater, kept away from flammable materials.
- Apply heat until full water pressure is restored.
- If you cannot find the frozen area, if the area is not accessible, or if you cannot thaw the pipe,
call a licensed plumber.
And one thing YOU SHOULD NEVER DO...
DO NOT use a blowtorch, kerosene or propane heater, charcoal stove, or other open flame device.
