Welcome to the second edition of The LedgerTM, Quarry's Edge's newletter for Residents of our condo community in Sylvania Ohio.  We have more to talk about this issue and hope you enjoy reading it as much as we enjoy putting it together.

We really need your help.  We can only distribute this newsletter via EMAIL because of printing and postage costs.  Our problem is we don't have everyone's Email address. Please ask your neighbors to get in touch with us and provide an email address.  We will not send them anything besides this newsletter.  We will not sell, loan or rent our mailing list to anyone, ever.  We promise.

  Meeting Notes

September 16, 2015 - Our Board of Directors met at their regular monthly meeting to discuss and resolve a number of important issues for our Residents.  Sid Trigillis presided and all members were present along with Dave Brown of Seaway Asset Management.  Here is a brief overview of that meeting... *
     The most pressing matter before the Board was the issue of Insurance for the HOA and the Owners.  Briefly, when this Condominium Development was first being built the Lender who loaned the developers the construction monies insisted on certain Insurance Coverage which was written into the original Association Declaration.  That level of coverage (and its higher cost) is no longer needed by the HOA since our Owners now carry Condo Insurance.  The Board is preparing an amendment to the original Declaration which requires 75% approval by the Owners.
     You will be getting a letter of explanation in the mail along with a ballot.  This ammendment is very necessary to correct the Declaration wording so that the HOA does not have to pay huge deductables that are already covered by the Owners' Condo Insurance.   Please VOTE YES and return the ballot as quickly as possible.

     Some other things discussed were...

      Rules Violations  A notification letter was sent to several Owners about violations of our Condo ByLaws expalining the problem and requesting that it be fixed.  If those violations are not fixed in a timely manner, fines may be assessed.  All residents are encouraged to read and follow our ByLaws at all times.

     Garbage Cans  Please remember that our ByLaws prohibit putting your Garbage Cans to the curb BEFORE 5:00 PM in the afternoon before a scheduled Pick Up.  This means no earlier that 5 on most Sundays and on Mondays of Monday-Holiday Weekends.  Please be considerate of your neighbors.  If you won't be home to put it out, leave it outside your garage door and ask a neighbor to put it curb-side after 5:00 PM.

No one wants to look at your garbage all day Sunday.  Fines may be issued.

     Stone Work, Gutters, Drywall, Caulking & Painting were listed for a number of units.  Major and Minor Stone work was approved and Window Caulking (Complex-wide) was discussed.   A prioritized list will be prepared and the work on the next unit will be assigned to the recommended contractor after each unit is completed (weather permitting).

          The Driveway Subsidence at 6108 Quarry's Edge. - Estimate in progress.
          Fix for water penetration in Clubhouse Library Area.

     Clubhouse Rental Issues were gone over and the current Rental Fee ($100 per day) and Cleaning Deposit ($200 per Occurance) were confirmed by all present.   Policy: A Reservation is not guaranteed until the Rental Fee and a Cleaning Deposit is received by Dave Brown at Seaway.  If multiple dates are to be reserved, the Renatl Fee for each date MUST be received before the date will be reserved.  A single Cleaning Deposit must be made for the first of multiple rentals and will not be returned until the completion of the last rental. The ONLY certain way to ensure a date has been reserved for you is to pay the Rental Fee for that date when making the reservation.  Otherwise, no reservation can be honored.   First Right of Refusal will be given to those Owners who regularly rent the clubhouse but have not yet guaranteed the date with a Rental Fee.

     2016 Budget Preparation Dick Duvick will prepare the 2016 Annual Budget and along with input from the Board, identify major projects which are necessary and/or desirable for next year.   Cost Estimates will be obtained in order to take as much guesswork out of the Budget as possible.  Many routine expenses have increased significantly over the past one or two years and the Budget should reflect our best estimates of the increased costs for 2016.

     Pool Refurbishment for 2015 has been completed.  The pool was drained, cleaned, painted and a leak fixed.  It was caulked and a valve replaced.  The Blue Edge Tile was sealed but not removed.  That work will be done in the Spring before the Pool reopens.  By leaving the Edge Tile in place, any further damage from Freeze/Thaw cycles will affect the old tile and not damage the newly repaired Pool Edge.  This was thought to be the most prudent way to proceed.  In the Spring, the Blue Edge Tile will be removed completely and a simple cove moulding applied.  In this way, razor sharp shards of broken tile will not fall into the pool to be found by bare feet.

     6014 Quarry's Edge has been vacated and is to be listed with a Realtor.

     The Clubhouse Gas Grill had gone past its useful life and it was agreeed to dispose of it rather than leave it in place to stain the patio and present additional hazards.  The Board decided to not replace it since it was rarely, if ever, used - as evidenced by the nearly full tank of Propane.

The Medicare Annual Election Period Starts October 15th.

When it comes to Medicare, each year's Annual Election Period may offer an opportunity to save money and broaden your coverage.  If the thought of making a significant change to your coverage makes you queasy, take heart.  Doing just a bit of homework may save you big bucks, and maybe even a few headaches, when the changes take effect Jan. 1, 2016.

Part C Coverage Change

For Medicare Part C, you normally pay a monthly premium and receive your Medicare (Parts A & B) benefits through a private insurer.  These plans may give you extra coverage (Dental, Prescriptions, etc.) and help you pay less out-of-pocket than if you just went with Parts A & B.

Since the coverage provided by these plans can vary widely, as can your annual out-of-pocket expenses, it pays to shop around.  A bit of research can help you choose an approved physician and avoid the hassle of restrictions.  If choosing your physicians is important to you, Medicare Parts A & B - paired with a Medicare Supplement insurance product (Part C) - may be the ideal solution.

Even if you already have a Part C plan, you may find one that serves your needs better.  You could select a higher-rated plan or move to one that offers lower monthly premiums, lower co-payments or a lower annual out-of-pocket cap.  You may find a plan that adds aditional coverage - such as Prescription Drugs, Dental or Vision - that your current plan doesn't offer.  This is helpful because what might have been right for you LAST year may not be right for you now.  Ideally, you could find the same or better coverage than you have today with lower costs.

Part D Coverage Change (Perscription Drugs)

With a Perscription Drug Plan (PDP), also known as Part D, you may join, drop or change plans if you have basic Medicare.  If you want to add a PDP or explore PDP operions, the Annual Election Period provides the opportunity.  While the general PDP rules are the same for all insurers, there can be significant differences between plans.

Keep in mind, PDP monthly premiums, deductibles, co-payments and even restrictions on individual drugs may vary.   To help choose a PDP that's best for you, make a a list of all your medications and spend some time with the Government's Plan Finder Tool at Medicare.gov.

You can enter your medications and compare deductibles, co-payments and overall estimated costs as well as ratings of diferent plans.   Most people find the Plan Finder calculator surprisingly easy to use.  The goal: Find the best coverage and lowest costs for your particular prescription regimen.   Health-care costs add up quickly if you don't have the right coverage.  Don't be intimidated.  Be PROACTIVE and do your homwework.  Come January, you can save some of your fixed income and enjoy peace of mind.

      The American Legion (Post 468) located at 5580 Centennial Rd (across from Centennial Terrace) has opened its doors to the Public and now accepts Credit/Debit cards.  Why do I mention this?  Because they have NFL Sunday Ticket TM and are set up to show 5 separate games at the same time in true Sports Bar fashion.  With coverage of games being what it is on the Local cable, you will be sure to see YOUR favorite team on Sundays this coming season.  The public is welcome.   You'll find a number of your fellow residents there almost every Sunday for NFL Football and NASCAR events throughout the season.  (419) 882-9080 Open daily 4:00pm - 10:00pm and Noon to final gun on Sunday nights.

Oven Baked Texas BBQ Brisket Recipe

4 - 5 lb Beef Brisket (with 1/4" Fat layer intact) ~ Serves 6
   NOT Corned Beef Brisket.

RUB
1 Tbs Chili Powder
1 Pinch Cayenne Pepper
3 Tbs Paprika
2 tsp Garlic Powder
1 Tbs Salt
1 Tbs White Sugar
3 Tbs Vegetable Oil

Mix Dry Ingredients

Then Add Oil &: Blend into Paste.

BBQ Sauce
1 Lg. Onion, finely chopped
4 Cloves Garlic, minced
1 13oz. Can Tomato Puree
2 Tbs Worcestershire
1/2 Cup Brown Sugar
1/3 Cup Cider Vinegar
1 12oz. Can Beer

Mix All Sauce Ingredients
& Blend until Smooth.

Preheat Oven to 400°  Prepare Rub. Place Brisket in a large, heavy bottomed, greaased casserole, fat side UP.  Spread RUB evenly on top of Beef and bake for 30 minutes.

Reduce heat to 325°  Pour Sauce mix over Beef, cover pan with foil and bake for 2 1/2 hours.   Remove foil, baste with Sauce and finish baking for 1 additional hour.   Brisket will reach internal temp of 205°-210°

Slice 1/8" to 1/4" Thick ACROSS GRAIN.   Serve hot with Mashed Potatos.
May be Frozen.  Reheat at 200°  after thawing.

Eddie Lee's...  4700 Nantuckett Dr. (off Monroe in Hobby Lobby Parking Lot) - 419 882-0616
Extensive menu of Steaks & Seafood.  Daily specials are to die for and their Prime Rib is the best in town.   Full Service Bar and a Lunch Menu make this a great place to stop when shopping in the area or for a fabulous dinner with friends.   Clean with an old school atmosphere.  A great spot for a romantic dinner for two.

King's Chef Chinese...  6746 Sylvania Ave, Sylvania OH 43560  (419) 882-9208
Store Front with some interior dining.  Very reasonable prices, a full menu of usual fare and a very friendly staff speaking reasonable English.  The Pepper Steak was very good with tender beef in a rich, savory sauce.  The Sweet & Sour Pork, however, was just the opposite.  Thick, dry breading over small, rubbery pork chunks.  No Pineapple, Green Pepper or Onion in the thick, overly sweet sauce.   The White Rice was a sticky mass.  Overall, Okay but a long way from the best.  Would I go back?  Yes.

Marco's... My nomination for Best Pizza in NW Ohio... Great Pizza at Great Prices (Ask about coupons and Specials) - My favorite: Regular Crust (Chicago Style) with Pepperoni, Medium Italian Sausage, Green Peppers and Onions.  Never any Olives or Anchovies.  Pizza like Nana wished she could make!

Best Burger in town...  Haven't found one after 18 months of searching.  And believe me, I've tried.

  Chili Cook Off

      Can it be that another year has come and gone?  The temperatures are falling, the days are getting shorter, and the CHILI COOK OFF is with us again.

Saturday ~ Oct 17 ~ 11 AM     Everyone's Invited.

     This is your chance to get together with your neighbors, shoot the breeze, play Bingo and consume mass quantities of Hot Dogs and several, homemade varieties of Chili.

     There will be FOUR different Chili Recipes prepared by your neighbors who will need your vote on which is the best in your opinion.  It's a Party that's not to be missed.

     Why not take a few hours out of your busy Saturday and join us in the Clubhouse for an afternoon you won't soon forget.  If nothing else, the heartburn will keep reminding you for days.   >)  As always, this is a BYOB event.

      No matter what your phone looks like - whether it plugs into the wall or can fit in your back pocket, you need to know about a few SCAMS that can cost you a lot of money in a matter of moments...
Robo Calls have found their way into our lives.  They are worst around Election time when every polititian running for office has pre-recorded a message aimed at your phone to ask for money or your vote.   Innocent, you say. Mostly.  But a few are not...

Transfer Authorizations - Your phone rings.  You answer and its a pleasant voice telling you that they have an important message FOR YOU!.  All you have to do is PRESS ONE to hear this Important Message or PRESS NINE to ignore it or disconnect.  HANG UP IMMEDIATELY !!! - Do NOT press ANY Keys.  Some Robo Calls will accept any key press as YOUR AUTHORIZATION to transfer the call to them and allow the caller to redirect the call to anywhere they choose at your expense.  Some people have received phone bills for THOUSANDS of dollars for calls to foriegn countries because they "Authorized" the call.  While phone companies know ahout such calls, they are reluctant to remove these charges from your bill.  At best, your credit can be trashed.   And at worst, you may be sued for unpaid bills and have your phone service cut off while you fight the bill.

HELP! I need money! - Recently there is a new SCAM circulating.  It goes like this...  A young man or woman calls you and claims to be a relative in trouble.  They may claim to be a Grandchild, Niece or Nephew who's car broke down or who got arrested while traveling.  They can't reach their Parents and need money right away to fix the car or POST BOND.   They insist that you send the money IMMEDIATELY via WESTERN UNION.  It's a SCAM.  DON'T DO IT!   If possible, get a number where you can reach them and then HANG UP.  Call the local police and tell them what happened.  Just, whatever you do, don't send money!
