Welcome to The LedgerTM, Quarry's Edge's newest information service for Residents of our condo community in Sylvania Ohio.   It will be published as needed, usually about every two months and will pass along news, information and announcements of interest to our Residents and Owners via Email.

The first thing you will notice is our new format.   We have long wished for an inexpensive way that would allow us to include photos and graphics in letters to our Residents.  Think of The Ledger as our community newsletter.  We'll be using it to make announcements, share interesting information, links to sites on the Internet, Sylvania & Lucas County News, Special Events and many other things.  So if you have something to share with our Residents, send it to us and we'll consider it for publication in The Ledger.

This first issue may not reach all of our Residents because we do not have an email address for everyone. While we wanted everyone to see our first edition, the cost of Paper copies is prohibitive.   Color Printing and Postage can run in excess of $500 per issue, so the ONLY way to get copies of The Ledger will be by EMAIL.

Why Email?  Two reasons... The cost of producing an Email Edition is nil but more importantly, a paper newsletter is a STATIC document.  An Email Newsletter may contain dozens of CLICKABLE LINKS to other places, documents and websites.  With just a quick click of your mouse, you can reach across town or around the world.

Fellow Residents,

This is the first edition of The ledger, a newsletter prepared by QE Resident Mike Zets. While Mike will have total control over its content, publishing schedule and distribution the board of directors may request that items of interest to residents be brought to your attention via this newsletter. As always, the best way to stay informed is to attend the regular monthly board meetings held on the 3rd Tuesday of each month at 6pm.

The board commends Mike for his willingness to take on what has in the past often been a thankless task. I know he will appreciate your help in making The Ledger a success.

  Meeting Notes

July 21, 2015 - Our Board of Directors met at their regular monthly meeting to discuss and resolve a number of important issues for our Residents.  Here is a brief overview of that meeting... *
     Sid Trigillis presided and all members were present along with Dave Brown of Seaway Asset Management.  The most pressing matter before the Board was the issue of Insurance for the Association and the Owners.
     The Board is preparing an amendment to the Declaration, one of the documents governing the Association written by the Developers at the inception of our community.  The purpose of the amendment will be to clarify what the Association is responsible for insuring and what individual Owners must insure.  A letter explaining reasons for the amendment; the exact language of the amendment (written in "Legalese"); and the amended wording (written in plain English) to appear in the Association's Handbook will be mailed to Owners in the next 30 to 60 days.  Since the Declaration and Bylaws of the Association require any amendment to the Declaration be approved by 75% of Owners, a ballot will be included as well.

     Some other things discussed were...

      Signs & Advertising  All commercial signs and advertising are prohibited by the Rules in the Owner's Handbook.  The only exceptions are Real Estate Signs displayed INSIDE a window and not being larger than 4 square feet in size.   It was, however, decided that this rule would NOT be enforced for Home Security Signs displayed to announce the presence of a Home Alarm System such as the one shown to the left.  Displaying these signs greatly enhances the security of the entire community and are of benefit  All other signs and advertising shall remain prohibited at all times in accordance with the Rules.   This even includes a prohibition on vehicles with company signage being parked on our streets and in our driveways.

      It was reported that the residents had a wonderful time on July 3rd watching the Fireworks at Centennial Terrace after dark and everyone is looking forward to seeing it again next July.  It was also noted that our Residents were very mindful of the Sylvania City Ordinance prohibiting the use of fireworks anywhere within the city.  One resident, however, did discharge fireworks at their home and was fined $100 by the Association for their actions.  The Board wishes to thank everyone for their cooperation in celebrating a safe and happy Independence Day.


      In other business matters, It was decided to provide new keys (and lock cylinders) for the Clubhouse Storage areas as the Table/Chair Closet in the Clubhouse has been found to be unlocked on a number of occasions with card tables not being replaced after use.  Board members will each receive a new key along with Tom Moore who must access the Pool Equipment room which is keyed the same.


      As many of you already know, the Board acted last month to REVISE the Rule regarding the use of our Pool at the request of several Residents.  The Rules NOW allow for the use of the Pool by Residents and Guests whenever the pool is open on Saturday and Sunday as long as Guests are accompanied by a Resident at all times.  The Rule prohibiting Guests between 4 PM and 6 PM on weekdays (Monday thru Friday) remains in effect.  Any questions concerning this Rule change should be addressed to a Board Member for clarification.

  Condo Rules

      While we have your attention, there are a number of things that should be said about a few of our more obscure Rules in the Owner's Handbook...

      Trash Collection happens on Monday (except when delayed by Monday holidays)   Our rules stipulate that Trash Containers may NOT be placed curbside before 5 PM on the day before pickup.   A few of you are very conscientious (perhaps even proud of your trash) and have been putting out the trash at Mid-day on Sunday for all your neighbors (and their Sunday visitors) to see.   Please be mindful of our Rules and simply put out the trash before retiring on Sunday evening (or even Monday morning).  You won't miss pickup.


      When my son-in-law last visited, he took special notice of our Speed Limit in the Community.  He asked, "Why 14 MPH?  Not 15 or some other more common speed.  But 14"   He was curious but even more than that, he took note of our Speed Limit.  The sign actually worked.
     Most of us drive past that sign several times each day.   We should all take note of it and make an effort to obey the limit.  We have Elderly Residents, Dog Walkers, Children and Grandkids on the streets all the time.  So please SLOW DOWN !

      Speaking of speed limits and slowing down, there is a NEW electronic sign on Centennial Road just before you get to the corner of Centennial and Erie-Metamora heading South from our main drive.   It automatically registers and displays your speed as you approach the Rite-Aid.  It isn't one of those portable speed signs used by the various police Departments.  It's installed PERMANENTLY on a sign post and looks like it will be a fixture in keeping the speed down along Centennial between the Michigan State line and Centennial Terrace where the speed limit is 35 !  This sign just went up this week.  When I took the photo to the left, a pickup truck was slowing down from 50+ as it approached the traffic light at the corner.   So be careful. A speeding ticket in the City of Sylvania can get to be very expensive.

  Other News

      The American Legion (Post 468) located at 5580 Centennial Rd (across from Centennial Terrace) has opened its doors to the Pubic and now accepts Credit/Debit cards.  Why do I mention this?  Because they have NFL Sunday Ticket TM and are set up to show 5 separate games at the same time in true Sports Bar fashion.  With coverage of games being what it is on the Local cable, you will be sure to see YOUR favorite team on Sundays this coming season.  The public is welcome.   You'll find a number of your fellow residents there almost every Sunday for NFL Football and NASCAR events throughout the season.  (419) 882-9080 Open daily 4:00pm - 10:00pm and Noon to final gun on Sunday nights.

      Every First Monday of the month, the Mayberry Classic Car Cruise is held at Mayberry Square across from Centennial Terrace.  It's a fun evening of Muscle Cars, Vintage Classics and 50s/60s Music that will take you back to the good ol' days, Poodle Skirts and when we all had hair to comb back into a D.A.
      If you have a classic ride to show off, bring it around and share it with others who aren't so lucky.   Or just show up, stroll around one beautiful piece of nostalgia after another. There's even a Burnout Pit where car owners can "light 'em up" for all to see and HEAR !!!
     Don't miss the last show of the season in September. It's a long wait 'til next year.

While there isn't anything there at the moment except for a note that it's the "Future Home of...", we will be using it to highlight our great community and as a place to archive past editions of this newsletter so you can go back and read one you may have missed or discarded.  No need to clog up your inbox with back issues.  We'll keep them for you.


      Some of our owners may not know about a great savings on Property Taxes offered by Lucas County to property owners aged 65 or older.  This is NOT chump change!  It is a flat reduction in Property Tax of 25% and can amount to $50 to $75 per month!  That's enough to soften the bill from the Cable company

Chili Recipe

1 lb ground beef
1 onion, chopped
4 cloves garlic, minced
1 green bell pepper, seeded and chopped
1 red bell pepper, seeded and chopped
2 (15.5 oz) cans dark red kidney beans (Optional) (do not drain)
1 (28 oz) can whole tomatoes (cut into chunks; do not drain)
1 (10 oz) can diced tomatoes with green chilies (do not drain)
1-1/2 tbsp chili powder
1/2-1 tsp salt, to taste
1/2 tbsp black pepper (1 tbsp if you really like your chili spicy!)
1/2 tsp garlic salt
1 tbsp oregano
shredded cheddar cheese (optional)

In a large pot, cook the ground beef over medium heat until evenly browned.  Drain off grease, reserving a small amount to sauté the garlic, onions, and bell peppers.

Heat reserved grease in a skillet over medium heat. Sauté the garlic, onions, and bell peppers until onions are translucent. Remove from heat.  Transfer the onion mixture to the pot with the ground beef, and set the heat to medium.

Add the kidney beans (Optional) and tomatoes to the beef mixture, and season with chili powder, salt, pepper, garlic salt and oregano.  Bring to a simmer, and adjust seasonings to taste if necessary. Cover, reduce heat to low, and simmer for 1-2 hours, stirring occasionally.

Top each serving with shredded cheddar cheese.

  Editorial

      We are all proud of the great look the flowers and shrubs present to us and our guests every time we enter the main drive of the complex.  This is ENITRELY due to the hard work and relentless attention to these flower beds given by Rene Smith (pictured), Shiela Knauer, Pat Hackett, Carol Martin and Karen McClellan who are a very large part of our Landscape Committee.  From early spring to well past the first frost, they plant, trim and weed the beds along the entrance and around the Clubhouse.  It is a lot of work but many hands make for light work.   In fact... They're always looking for VOLUNTEERS to lend a hand.  
     Why not give any of them a call and offer to lend a hand?   Their phone numbers and Email Addresses are listed above in the Board of Directors listing.   Even a single extra pair of hands can make a really big difference.  The work isn't that hard (No splitting Boulders) and we can all use a bit of fresh air, sunshine and exercise.

      Like it or not, we're becoming a paperless society.  This newsletter is just another example.  We really want you to be able to enjoy the future editions of the newsletter but WE NEED YOUR EMAIL ADDRESS to make that happen.
