  Meeting Notes

September 16, 2015 - Our Board of Directors met at their regular monthly meeting to discuss and resolve a number of important issues for our Residents.  Sid Trigillis presided and all members were present along with Dave Brown of Seaway Asset Management.  Here is a brief overview of that meeting... *
     The most pressing matter before the Board was the issue of Insurance for the HOA and the Owners.  Briefly, when this Condominium Development was first being built the Lender who loaned the developers the construction monies insisted on certain Insurance Coverage which was written into the original Association Declaration.  That level of coverage (and its higher cost) is no longer needed by the HOA since our Owners now carry Condo Insurance.  The Board is preparing an amendment to the original Declaration which requires 75% approval by the Owners.
     You will be getting a letter of explanation in the mail along with a ballot.  This ammendment is very necessary to correct the Declaration wording so that the HOA does not have to pay huge deductables that are already covered by the Owners' Condo Insurance.   Please VOTE YES and return the ballot as quickly as possible.

     Some other things discussed were...

      Rules Violations  A notification letter was sent to several Owners about violations of our Condo ByLaws expalining the problem and requesting that it be fixed.  If those violations are not fixed in a timely manner, fines may be assessed.  All residents are encouraged to read and follow our ByLaws at all times.

     Garbage Cans  Please remember that our ByLaws prohibit putting your Garbage Cans to the curb BEFORE 5:00 PM in the afternoon before a scheduled Pick Up.  This means no earlier that 5 on most Sundays and on Mondays of Monday-Holiday Weekends.  Please be considerate of your neighbors.  If you won't be home to put it out, leave it outside your garage door and ask a neighbor to put it curb-side after 5:00 PM.

No one wants to look at your garbage all day Sunday.  Fines may be issued.

     Stone Work, Gutters, Drywall, Caulking & Painting were listed for a number of units.  Major and Minor Stone work was approved and Window Caulking (Complex-wide) was discussed.   A prioritized list will be prepared and the work on the next unit will be assigned to the recommended contractor after each unit is completed (weather permitting).

          Fix for water penetration in Clubhouse Library Area.

     Clubhouse Rental Issues were gone over and the current Rental Fee ($100 per day) and Cleaning Deposit ($200 per Occurance) were confirmed by all present.   Policy: A Reservation is not guaranteed until the Rental Fee and a Cleaning Deposit is received by Dave Brown at Seaway.  If multiple dates are to be reserved, the Renatl Fee for each date MUST be received before the date will be reserved.  A single Cleaning Deposit must be made for the first of multiple rentals and will not be returned until the completion of the last rental. The ONLY certain way to ensure a date has been reserved for you is to pay the Rental Fee for that date when making the reservation.  Otherwise, no reservation can be honored.   First Right of Refusal will be given to those Owners who regularly rent the clubhouse but have not yet guaranteed the date with a Rental Fee.

     2016 Budget Preparation Dick Duvick will prepare the 2016 Annual Budget and along with input from the Board, identify major projects which are necessary and/or desirable for next year.   Cost Estimates will be obtained in order to take as much guesswork out of the Budget as possible.  Many routine expenses have increased significantly over the past one or two years and the Budget should reflect our best estimates of the increased costs for 2016.

     Pool Refurbishment for 2015 has been completed.  The pool was drained, cleaned, painted and a leak fixed.  It was caulked and a valve replaced.  The Blue Edge Tile was sealed but not removed.  That work will be done in the Spring before the Pool reopens.  By leaving the Edge Tile in place, any further damage from Freeze/Thaw cycles will affect the old tile and not damage the newly repaired Pool Edge.  This was thought to be the most prudent way to proceed.  In the Spring, the Blue Edge Tile will be removed completely and a simple cove moulding applied.  In this way, razor sharp shards of broken tile will not fall into the pool to be found by bare feet.

     6014 Quarry's Edge has been vacated and is to be listed with a Realtor.

     The Clubhouse Gas Grill had gone past its useful life and it was agreeed to dispose of it rather than leave it in place to stain the patio and present additional hazards.  The Board decided to not replace it since it was rarely, if ever, used - as evidenced by the nearly full tank of Propane.

The Medicare Annual Election Period Starts October 15th.

When it comes to Medicare, each year's Annual Election Period may offer an opportunity to save money and broaden your coverage.  If the thought of making a significant change to your coverage makes you queasy, take heart.  Doing just a bit of homework may save you big bucks, and maybe even a few headaches, when the changes take effect Jan. 1, 2016.

Part C Coverage Change

For Medicare Part C, you normally pay a monthly premium and receive your Medicare (Parts A & B) benefits through a private insurer.  These plans may give you extra coverage (Dental, Prescriptions, etc.) and help you pay less out-of-pocket than if you just went with Parts A & B.

Since the coverage provided by these plans can vary widely, as can your annual out-of-pocket expenses, it pays to shop around.  A bit of research can help you choose an approved physician and avoid the hassle of restrictions.  If choosing your physicians is important to you, Medicare Parts A & B - paired with a Medicare Supplement insurance product (Part C) - may be the ideal solution.

Even if you already have a Part C plan, you may find one that serves your needs better.  You could select a higher-rated plan or move to one that offers lower monthly premiums, lower co-payments or a lower annual out-of-pocket cap.  You may find a plan that adds aditional coverage - such as Prescription Drugs, Dental or Vision - that your current plan doesn't offer.  This is helpful because what might have been right for you LAST year may not be right for you now.  Ideally, you could find the same or better coverage than you have today with lower costs.

Part D Coverage Change (Perscription Drugs)

With a Perscription Drug Plan (PDP), also known as Part D, you may join, drop or change plans if you have basic Medicare.  If you want to add a PDP or explore PDP operions, the Annual Election Period provides the opportunity.  While the general PDP rules are the same for all insurers, there can be significant differences between plans.

Keep in mind, PDP monthly premiums, deductibles, co-payments and even restrictions on individual drugs may vary.   To help choose a PDP that's best for you, make a a list of all your medications and spend some time with the Government's Plan Finder Tool at Medicare.gov.

You can enter your medications and compare deductibles, co-payments and overall estimated costs as well as ratings of diferent plans.   Most people find the Plan Finder calculator surprisingly easy to use.  The goal: Find the best coverage and lowest costs for your particular prescription regimen.   Health-care costs add up quickly if you don't have the right coverage.  Don't be intimidated.  Be PROACTIVE and do your homwework.  Come January, you can save some of your fixed income and enjoy peace of mind.

      The American Legion (Post 468) located at 5580 Centennial Rd (across from Centennial Terrace) has opened its doors to the Public and now accepts Credit/Debit cards.  Why do I mention this?  Because they have NFL Sunday Ticket TM and are set up to show 5 separate games at the same time in true Sports Bar fashion.  With coverage of games being what it is on the Local cable, you will be sure to see YOUR favorite team on Sundays this coming season.  The public is welcome.   You'll find a number of your fellow residents there almost every Sunday for NFL Football and NASCAR events throughout the season.  (419) 882-9080 Open daily 4:00pm - 10:00pm and Noon to final gun on Sunday nights.

Quick and Simple Homemade Chicken Noodle Soup

  PREP TIME:  10 Minutes
  DIFFICULTY:  Easy
  COOK TIME:1 Hour
  SERVINGS: 8 Servings

INGREDIENTS
  2 lbs Boneless/Skinless Chicken Thighs
     Chopped to medium Bite Size Pieces.
  2 Tablespoons Vegitable Oil
  3 Boxes of Chicken Broth
  2 whole Carrots, Diced
  2 stalks Celery, Diced
  1/2 whole Medium Onion, Diced (optional)
  1 teaspoon Salt
  1/2 teaspoon Turmeric
  1/4 teaspoon White Pepper (more To Taste)
  1/4 teaspoon Ground Thyme
  2 teaspoons Parsley Flakes
  1 lb Frozen Egg Noodles
  3 Tablespoons All-purpose Flour

INSTRUCTIONS
Chop Boneless/Skinless Chicken THIGHS into Bite Sized Pieces to suit your preference.  Do not remove fat at this time.   It will cook off when you sear the pieces.  In a 6 Quart Soup Pot, add Oil and Chicken.  On Medium-High Heat, quickly sear Chicken on all sides and remove from pot with a slotted spoon.  If there is a lot of fat remaining in pot, you may drain it at this time but you need some for cooking onions.

Add Onions to pot, reduce heat to medium and saute until Onions are clear and soft.  Add Celery, Carrots and 2 Boxes of Broth.  Reduce heat to low.  Simmer for 30 minutes.

Add Chicken and remaining Broth, followed by the herbs and spices.  Stir to combine and simmer for ten minutes to meld flavors.  Increase heat and add frozen egg noodles.  Cook for 8 to 10 minutes.

For a thicker Broth, separately mix Flour into 1/4 Cup cold water until blended smooth, then add to pot.  Broth will thicken in 5 to 10 minutes.

May be Frozen.  May be reheated in Microwave after thawing.

Locally-sourced, made-from-scratch, flavors in a Casual upscale industrial atmosphere with Steaks, Seafood & House-Smoked Cured Meats.   Full Service Bar and a Lunch Menu make this a great place to stop when shopping in the area or for a fabulous dinner with friends.

We enjoyed dinner there on Wenesday evening.  At 5:30 the dinner crowd had yet to arrive.  It was immaculately clean and still had that new look about it.  Our group of 4 ordered, a Burger w/Fries, Pulled Pork Sandwich w/chips, Beef Ribs w/Beans and Brisket w/Fries.  Everything was cooked to perfection.  The Beef Ribs were so large (5 bones) they coverd the dinner plate and could have fed us all.  Be hungry when you order these.

My Brisket was sliced 3/8" thick and served open face.   It was juicy with a nice smoke ring and just enough fat to remind you that it was the real thing.  It could have improved with the addition of a bit of au jus but it was still the best I've found in the area.  The Fries are too good to miss.   A bit of secret seasoning make them absolutely delicious.

  SCAM ALERT

     So you're not really Tech Savvy and don't want or have an ATM Card.  You're not alone.   Lots of folks these days still hold onto their Check Books and prefer to write checks at the Grocery store or for other such things.  But here's the problem...  Every time you hand a check to someone you're giving them complete and total access to your entire Bank Balance.  WHAT?  Yup.  You just handed them the key to every penny in your account.

     Here's how it works...  The thief only needs those two numbers from the bottom of one of your real checks.  You know the ones - One is your Bank's Routing Number and the other is your Account Number.  The thief can jot these down in an instant and order 200 NEW checks for around $10 from an on-line check printing company.  He can even put his own name and address on them so that his fake Driver's License and photo ID correspond to the information on the check.  The only bogus info on the check is they use your account information.  When the check is processed, the money comes out of YOUR account.

     The thief can write checks to pay for anything, anywhere checks are accepted and the actual funds will come out of YOUR account until you get an NSF notice from your bank saying you've bounced one of these bogus checks.   Worst yet, if you have overdraft protection linking your savings to your checking, the thief can EMPTY ALL YOUR FUNDS before the bank gets suspecious.  You could lose every dime in that bank in a single day. The thief will move on and you're left with no recourse.

     What should you do?  STOP USING CHECKS !   Get an ATM Card.  (The new ones have micro-chips that makes them almost impossible to duplicate.)   In simple terms, using the ATM Card as a CREDIT CARD limits your liability in the event of fraud to $50 at most banks.  Using it as a Debit Card removes the funds from your account immediately and can take as long as 10 days for the bank to restore, leaving you short of money in your account.

According to the Better Business Bureau®   Federal law caps your liability at $50 if you report your Debit Card lost or stolen within two days.  After two days, your liability jumps to $500, and waiting more than 60 days after your statement is sent to report unauthorized charges could leave you on the hook for the entire amount of the loss.  By comparison, your liability in the event of unauthorized Credit Card charges tops out at $50.
