Reminders from your Board... At
all of their regular monthly meeting the Board addresses items brought
to their attention by our Owners. Here is a brief review
of some of those issues...
Condo Insurance
The Board wants every Owner to make
sure you have "Condo" Insurance on your unit, not just "Renter's"
Insurance. There is a difference which can be significant ($$$)in
the event of a loss. If you're not sure, contact your agent. Better
safe than sorry. Another point to talk to your agent about is...
Be Sure your policy covers "ALL LOSSES" not just "Listed or Specified Losses."
Again, the difference can be dramatic. Lastly, if you are a DOG OWNER,
be sure your policy covers you in the event that "Fluffy" attacks someone or another pet.
Most policies DO cover such liability but some only cover it ONCE. A second
event won't be covered. Please check with your agent to see if your are covered.
Solar Panels...
Please remember that Owners are NOT permitted to attach anything to the exterior
of their Condo without written permission from the Boared. This includes Solar Panels. While some
companies are offering "Free" Panels and Installation, it's not really free. In fact, in most cases, if
you don't pay for the Panels and their installation as part of the up-front costs of the project, what you are
getting is a Lease agreement in which you will never "own" the equipment and it will NOT add to the equity
value of your home. Since the Condominium Association owns the exterior of your Condo, including the roof,
the Association controls such things exclusively.
Window Replacements...
At least four of our Owners have replaced their original windows over the past
year. Please remember a couple of things BEFORE you sign a contract to have some or all of your windows
replaced.
• You MUST receive written permission from the Board PRIOR to work being done. (An application form is
located in the back of your Owners' Handbook.)
• The replacement windows must LOOK essentially the same as the original windows. Replscements must be of
the same TYPE of window. (i.e. - Casements must replace Casements; Double Hung must replace Double Hung; and all Mullions must be
the same LOOK as the originals.)
• As the owner, you will be responsible for all maintenance and any damage to either the exterior or interior
of the Condo caused by the replacement windows.
Pool News...
We anticipate opening the Pool again this year, as weather permits, around Mid-May.
A new Gazebo Structure will be installed as the old one totally failed in the March wind storms.
We anticipated putting on a new cover this spring but we will be replacing the entire structure, so bear with us during its contruction.
A Reminder: Our Pool is exclusively for the use of our Owners and their Guests.
We will be strictly enforcing our rules and anyone not observing our rules will be asked to leave. Repeated
offenses may reult in suspension of the Owner's Pool use for the entire year. Remember... Guests must be accompanied
by an Owner at all times.
During the season, those shrubs between the Pool and the Pond which are dying or dead will be removed.
It is the Board's ultimate intention to eliminate all of the shrubs along the West (Pond) side of the Pool and replace their Mulched bed
with River Rock. The mulch in that bed ends up blowing into the Pool and its Filters and causing problems.
The process of RENTING the Clubhouse has been changed but only slightly.b>Clubhouse Rentals...
As before, all rentals must go through our Property Manager, Dave Brown (419 537-1090 Ext 15) to secure a date for renting the Clubhouse.
A reservation for a specific date will ONLY be official when Dave receives a check for your Rental Fee ($125) and Security Deposit ($200).
What has changed is that the Rentor is now responsible for inspecting the Clubhouse PRIOR to the date of the rental and must report any
problems to Dave so that they may be remedied. Otherwise, the Clubhouse will be deemed acceptable to the Rentor. The Clubhouse
must now be vacated by 2:00 AM of the day following the rental and must be clean and neat with all trash removed and furniture replaced to their original
positions. If additional time is required for clean up, the Rentor may finish no later than Noon of the day following the Rental.
A Post-rental inspection will be made by an agent of the Association and the cost of any Cleaning or Maintenance performed will be the Rentor's responsibility.

Landscaping...
Again this year we will be working to improve the over-all look and condition of the Commons Areas around the
Complex.
We will be spreading MULCH in all of the beds around all of the Condos except where Owners have installed River Rock
or where they indicate that they do not wish Mulch be applied by painting the white balls on the ends of their Light Pole/Address Sign, GREEN.
RESDIDENTS MUST MOVE all Statuary, Feeders, Birdbaths, Garden Ornaments, etc. from the Limited Common Areas which will receive Mulch. After the Mulck is applied you may
replace all of those things but be sure you DO NOT push Mulch againt the Stone Siding on your unit. Doing so allows moisture to "wick" into the stone, damaging it, and encourages Ants to move into your building.

As the season gets underway we will be replacing dead or dying Spirea shrubs. Some will be replaced.
Others will be eliminated and the bed planted with grass to make mowing easier. In some cases, beds on the Commons Area side of sidewalks will be eliminated. Questions about this should be
addressed to our Landscaping Committee (Renee Smith - Chairperson 419-885-4429)
Potholes...
We will be patching Potholes and other major paving issues as soon as the weather warms and the danger of
frost is past. We cannot fix these until Asphalt is available and there is time in the Paving Comntractor's schedule. We ask that you be patient.
We will get to them as soonas possible.
Rules Violations A
notification letter was sent to several Owners about violations of
our Condo ByLaws expalining the problem and requesting that it be
fixed. If those violations are not fixed in a timely manner,
fines may be assessed. All residents are encouraged to read
and follow our ByLaws at all times.
Garbage Cans Please
remember that our ByLaws prohibit putting your Garbage Cans to the
curb BEFORE 5:00 PM in the afternoon before a scheduled
Pick Up. This means no earlier that 5:00 PM on Monday for the
scheduled Tuesday morning pickup. We will send you an email
advising when a Holiday changes the day of pickup.
