ANNUAL OWNERS MEETING...
      IN-PERSON MEETINGS are subject to COVID-19 restrictions issued by the State of Ohio.  This meeting will only be held if permitted by the Governor.

      Tuesday, May 18, 2021 at 7:00 PM will be our Annual Meeting and Election of Directors to our Home Owners' Association Board.  All OWNERS are invited to attend but attendance is OPTIONAL.

      We will elect 2 Board Members for 3 year terms each, plus a partial term of one year to fill the current vacancy. In addition, we are seeking a volunteer with a bit of computer know-how to record meeting minutes.

      Below and to the right are our current Board Members and the month/year in which their current term expires.

Reminders from your Board...   At all of their regular monthly meeting the Board addresses items brought to their attention by our Owners.  Here is a brief review of some of those issues from past meetings...

with any questions, Clubhouse reservations, or to report any problems or Maintenance issues. While Board members are more than willing to assist you with these things, they only relay the information to Dave who is the contact person for all such things.

OWNERS' HANDBOOK
      You will find all sorts of useful information in your Owners' Handbook including a copy of our Official Documents and By-Laws. If you didn't receive it from the Seller when you bought your Condo or you've misplaced it, you can read and download a copy of the Handbook on our website.   Click HERE for a copy.

MONTHLY GET-TOGETHERS
      On the 1st Friday of each month, we hold a MINI-SOCIAL HOUR in the Clubhouse.   EVERYONE is invited to attend.   It's BYOB plus an appetizer to share and begins at 5:30 PM.  It's informal and a chance to catch-up with your neighbors.  (Please Note: COVID restrictions may alter or cancel these friendly get-togethers.)


SMOKE & CO DETECTORS
      As most of these Condos were built 15+ years ago, the original Smoke Detectors in your Condo will be well beyond their rated 10 year lifespan and should be replaced.  While you're at it, you may wish to add a Carbon Monoxide (CO) Detector as well.
      There's good news...  The Sylvania Fire Department will INSTALL them for you for FREE.  You have to purchase them but they will bring ladders and replace the old detectors for you.  Call their non-emergency number for an appointment at (419) 882-7676.
      Even better news... The newest Smoke Detectors now come with plug-in wiring that makes installation quick and easy PLUS a 10 year Lithium Ion Battery that won't need to be replaced annually.

CONDO INSURANCE
      The Board wants every Owner to make sure you have "Condo" Insurance on your unit, not just "Renter's" Insurance.  There is a difference which can be significant ($$$) in the event of a loss.  If you're not sure, contact your agent. Better safe than sorry.  Another point to talk to your agent about is... Be Sure your policy covers "ALL LOSSES" not just "Listed or Specified Losses."  Again, the difference can be dramatic.  Lastly, if you are a DOG OWNER, be sure your policy covers you in the event that "Fluffy" attacks someone or another pet.  Most policies DO cover such liability but some only cover it ONCE.  A second event won't be covered.  Please check with your agent to see if your are covered.

WINDOW REPLACEMENTS
      A number of our Owners have replaced their original windows over the past years.  Please remember a couple of things BEFORE you sign a contract to have some or all of your windows replaced. 

      You MUST receive written permission from the Board PRIOR to work being done.  (An application form is located in the back of your Owners' Handbook.)

      The replacement windows must LOOK essentially the same as the original windows.  Replacements must be of the same TYPE of window. (i.e. - Casements must replace Casements; Double Hung must replace Double Hung; and all Mullions must have the same appearance as the originals.)

      As the owner, you (and all successive owners) will be responsible for all maintenance and any damage to either the exterior or interior of the Condo caused by the replacement windows. This includes any water intrusion through or around the new windows and their trim.  It is paramount that you ensure a proper installation with adequate weatherproofing and that your contractor is Bonded and Insured.

POOL NEWS
      We anticipate opening the Pool again this year, weather permitting, around Mid-May.

      Over the years the red brick cove moulding and the top row of wall tiles have deteriorated.  We will be attempting to repair/replace these items BEFORE the opening of the Pool so that it will be ready when weather permits.

     Please wait for our announcement of the Official Opening of the Pool this year. The gates may be unlocked for the workers to have access but the Pool and the surrounding Patio are not to be used during construction.

      A Reminder:   Our Pool is exclusively for the use of our Owners and their Guests.   We will be strictly enforcing our rules and anyone not observing our rules will be asked to leave.  Repeated offenses may result in suspension of the Owner's Pool use for the entire year.  Remember...  Guests must be accompanied by an Owner at all times.

NEW EXERCISE EQUIPMENT
      We have replaced the old Elliptical Stepper in the Clubhouse's Exercise Room with a new and much more robust machine.  We invite you to give it try.  It is a Sole E25 Elliptical and should provide years of service in a Low Impact Stepper.  Please familiarize yourself with its many features BEFORE you attempt to use it.  It has 10 integrated workouts to fit your training needs (6 Standard, 2 User Defined, 2 Heart Rate) along with 20 levels of resistance and incline levels to maximize workout.  It features a 6.5" LCD display, built-in Heart Rate Sensors in the handles, and a built-in fan and tablet holder.

      To access the Exercise Room, you will need your six digit Entry Code which may be obtained from Dave Brown (419 537-1090 Ext 15).  He can also refresh your memory if you have forgotten your assigned code.

      Please be sure to wipe down ALL equipment after use.  And remember, our Clubhouse and its facilities are for the exclusive use of our Owners and their guests who must be accompanied by an Owner at all times.

CLUBHOUSE RENTALS
      The process of RENTING the Clubhouse has been changed but only slightly.   As before, all rentals must go through our Property Manager, Dave Brown (419 537-1090 Ext 15) to secure a date for renting the Clubhouse.  A reservation for a specific date will ONLY be official when Dave receives a check for your Rental Fee ($125) and Security Deposit ($200) along with a completed Rental Form.

      What has changed is that the Clubhouse will be inspected by the HOA PRIOR to the date of the rental and cleaned if needed. The Clubhouse must now be vacated by 2:00 AM of the day following the rental and must be clean and neat with all trash removed and furniture replaced to their original positions.  If additional time is required for clean up, the Renter may finish no later than Noon of the day following the Rental. 

      A Post-rental inspection will be made by the Association and the cost of any Cleaning or Maintenance performed will be the Renter's responsibility.

EAVE HEATER WIRING
      Approximately 22 of our Condo Units have Heater Wires on the eaves to prevent Ice Dams during snow melting.  These also help to prevent the formation of icicles on your gutters.
      This wiring was installed by the original building contractor and is the property and responsibility of each Condo owner for its maintenance and function just as any other electrical wiring that serves a single unit.
      A typical installation has the wires plugging into an outdoor temperature controller and a GFI electrical outlet.  The controller turns the heat on and off depending on the outside air temperature while the GFI outlet protects against short circuits and is used in the off-season to turn the unit off.
      In the past, as a courtesy, your HOA has gone around at the start of each winter and turned the units on.  This year, the snow storm caught us off guard and we didn't get them turned on for you before they were needed. 
      Just remember that this wiring belongs to the individual Condo.  If you want one installed, you will have to contact a Certified Electrician to install the GFI outlet and place the wiring on the roof.  The typical cost of the wire and a controller is about $200.00 PLUS the cost of installation labor.  Those above your garage door and your front door are two separate installations.  So costs could be doubled.

LOW WATER FLOW
      We have repeatedly been asked about LOW WATER PRESSURE in many Condos.  We have tested the PRESSURE in our Condos and found it to be set to 40 PSI which is the recommended pressure for Residential Water Supplies.
      The problem is NOT pressure.  It is FLOW.  Low FLOW is caused by blockages in the faucets and/or pipes leading to the faucet.  Cleaning the aerator screen on a faucet may cure the problem.  If not, you may need to call in a plumber to clear blockages in your shut-off valves or piping.
      Also remember that sediment collecting in your Hot Water Tank may dislodge and cause blockage in your hot water lines.  Most of the Hot Water Tanks in the complex (if original) are at least 12 years old and are rapidly approaching their End of Life.

      Again, the plumbing (both Supply and Waste Water) which serves a single unit belongs to and is the responsibility of that Condo owner.  You need to contact a Plumber to fix any flow problems.

LAWN SPRINKLERS
      In the next few weeks the Sprinkler Service company will be opening our sprinkler system for the season.  Any repairs and maintenance will be done at the same time.  If you know of any issues with Sprinkler Heads, please drop Dave Brown an EMAIL at dave.brown@seawayasset.com telling us the address and location of the problem.
      Two years ago we converted our Sprinkler System from using extremely costly City Water to using well water.  The well is located at the Southwest corner of the Pool area and pumps water as needed into our Pond.  There are two additional submersible pumps in the East end of the Pond which then supply high pressure, high volume water to our Sprinklers when the system operates.
      We run everything beginning at Midnight to be as little an inconvenience to our Residents as possible.  In almost all cases, the sprinkler cycle is finished before dawn.  Some irrigation blocks run every other night depending on need.  So don't be alarmed if your sprinklers don't run every night. And remember, a complete watering cycle may start at Midnight but can take hours to get to your area.

LANDSCAPING
      Again this year we will be working to improve the over-all look and condition of the Commons Areas around the Complex. 

      We will be spreading MULCH in all of the beds around all of the Condos except where Owners have installed River Rock or where they indicate that they do not wish Mulch be applied. 
RESIDENTS MUST MOVE all Statuary, Feeders, Birdbaths, Garden Ornaments, etc. from the Limited Common Areas which will receive Mulch.  After the Mulch is applied you may replace all of those things but be sure you DO NOT PUSH MULCH AGAINST YOUR BUILDING. Doing so allows moisture to "wick" into the stone and slab, damaging it, and encourages Ants to move into your building.

Look for a notice on the Mailboxes telling you when this will happen.

      As the season gets underway we will be replacing dead or dying Spirea shrubs. Some will be replaced.  Others will be eliminated and the bed planted with grass to make mowing easier.  In some cases, beds on the Commons Area side of sidewalks will be eliminated.  Questions about this should be addressed to our Landscaping Committee (Renee Smith - Chairperson 419-885-4429)

POTHOLES
      We will be patching Potholes and other major paving issues as soon as the weather warms and the danger of frost is past.  We cannot fix these until Asphalt is available and there is time in the Paving Contractor's schedule.  We ask that you be patient. We will get to them as soon as possible.

TRASH CANS & RECYCLABLES
      Please DO NOT put your Trash Cans to the curb BEFORE 5:00 PM on Tuesday for a scheduled Wednesday Pick Up.  Email reminders will be sent when Holidays change the schedule. 

      Recyclables are collected every other Wednesday.  There is a schedule posted on the Mailboxes for all of 2021.  You will also find it on our website by clicking HERE

  Other News

      The American Legion (Post 468) located at 5580 Centennial Rd (across from Centennial Terrace) has opened its doors to the Public and now accepts Credit/Debit cards.  Why do I mention this?  Because they have 5 big screen TV's set up to show 5 separate games in true Sports Bar fashion.  With coverage of games being what it is on the Local cable, you will be sure to see YOUR favorite team throughout the season.  The public is welcome.  
      You'll find a number of your fellow residents there almost every Sunday for NFL Football and NASCAR events.    (419) 882-9080 Open daily 4:00 PM - 10:00 PM and 3:00 PM until the end of the last game on Sunday nights.    If you're a Veteran, we'd like you to join.  And Thank You for your service.

Easter Bread

  PREP TIME:   30 Minutes + Time to Rise
  DIFFICULTY:  Medium
  BAKE TIME:   35 Minutes @ 350°F
  YIELDS:         5 Loaves
  NEEDED:       Stand Mixer with Dough Hook
      Baking Sheet(s) & Parchment Paper

INGREDIENTS
    2 pkg Dry Yeast
    1/2 cup warm Water
    1 box Lemon Supreme Cake Mix
    2 cups Water
    5 1/2 cups Flour
    Powdered Sugar & splash of Milk
        (for final icing)
    1/2 cup White Raisins (Optional)
    10 Colored Easter Eggs (Uncooked)
        (Optional)

INSTRUCTIONS
    1.  In small bowl, mix 1/2 cup slightly warm Water with Yeast.
    2.  Separately in mixer, Combine 2 cups Water with Lemon Cake Mix and Mix thoroughly.
    3,  Add Yeast
    4.  Add Raisins (Optional),
    5.  Using Dough Hook, Mix thoroughly.
    6.  Preheat Oven to 350°:F.
    7.  Remove bowl from mixer. Cover with clean towel.
    8.  Let rise until doubled in size. (About an hour.)
    9.  Punch down and divide into 15 equal parts.
    10.  Roll each part into 9" long rope on floured surface.
    11.  Braid 3 ropes into a single loaf.
    12.  Nestle 2 Eggs into the top of each loaf (Optional).
    13.  Makes 5 loaves.
    14.  Bake 350°:F for 35 min (Parchment Paper makes life easier.)
    15.  Allow to Cool slightly
    16.  Drizzle with Powdered Sugar & Milk Icing

      Closed Mondays - Check Website for Hours and Menu   Carry Out ONLY due to COVID.

It's taken us years of searching for a GOOD Chinese restaurant but our search has finally ended.  Far from the strip-mall atmosphere so common with Chinese Take-out, the Jing Chuan Chinese Restaurant set a new and lofty bar for Chinese cuisine in the Toledo area.

The elegance of this establishment is enhance with linen and crystal.  Impeccable attention to detail by the staff made our visit an enjoyable evening that should be the standard by which all other area restaurants are judged.

And then the food...   The menu includes the expected standards which are anything but standard.  The Chef's Specialties are things of beauty both for the eye and the pallet.  Do yourself a favor and get there soon.  You might even stop by for a lunch takeout to have for dinner that evening.  Portions are, as usual with Chinese menus, enough for two meals.  ENJOY!

  SCAM ALERT

      The latest scam preys upon Seniors and it goes like this...
You get a phone call from someone claiming to be a Grandson or Granddaughter (or someone calling on their behalf) who tells you that this relative has been arrested and needs Bail money OR there's been an accident and the relative needs money for repairs or a Rental Car or some other "fix" for this unforeseen trouble.

The caller wants you to go to the bank ASAP and get the money. Send the money via Western Union or a bank transfer into an account where the relative is. 

DON'T DO IT!!!

      Get a number where the caller can be reached and then HANG UP.  If they won't give you a phone number, you know it's a FRAUD. 

If they give you a number, verify the situation by contacting the relative directly or call another relative to verify that there really is a problem.  Then Call the Police!  They will gladly help you verify the problem and help the relative if it's a real problem.


One last thought... Checks have Bank Routing Numbers and Account Numbers printed on every check you write.  It's way too easy for someone who handles the check to copy these numbers and have new, blank checks printed by an Internet printing company with YOUR account information on them.  They then cash those checks and empty YOUR checking account.  And, if you have over-draft protection between your Checking and Savings accounts, they could get ALL the money in that Savings Account, too.

Please think about how much extra money you keep in your Checking Account and any Savings Account you may have linked to your account through over-draft protection.
